Agreement & Start of Work
Once we understand your expectations, we sign a service agreement and begin the tailored search process.

Property Viewings
We organize viewings — either with you in person or on your behalf.
Each visit includes detailed photos and video tours for full transparency.

Preliminary Check & Reservation
If you find a property you love, we conduct a preliminary check via the Land Registry to confirm ownership and basic legal status.
Once confirmed, the deposit (contrato de arras) is signed and the property is reserved.

Legal Due Diligence
At this stage, you sign a separate agreement directly with the independent law firm.
Your assigned lawyer performs a full legal check — reviewing debts, mortgages, licenses, and any potential risks.
They also ensure a safe and seamless completion of the purchase, handle utility contract transfers, and assist in obtaining your NIE number when required.

Notary & Purchase Completion
